Most Scottsdale roof repairs land between $300 and $1,500. Foam roof recoating
A recoat — pressure wash, primer where needed, two coats of elastomeric acrylic — runs $1.50–$3.00 per square foot of roof, so $3,000–$7,000 on most flat-roof homes. Due every 5–7 years. Re-foaming a roof that has been neglected past the coating is in the replacement table above.
What moves the price
- Roof size and pitch. The obvious one. Steep tile roofs also need more staging and break more tile during a lift.
- Tile condition and profile. Flat concrete tile from the 1990s relays cheaply. Old two-piece clay breaks more and costs more to replace. Discontinued profiles mean salvage sourcing.
- Valleys and penetrations. Every valley, skylight, chimney, pipe and HVAC curb is flashing work. A simple hip roof with four penetrations and a cut-up custom roof with twenty are not the same job at the same square count.
- Underlayment grade. Single-layer 30-pound felt is the cheap quote. Two-layer SBS or a tile-rated synthetic costs more per square and lasts roughly twice as long here. Ask what it is by name.
- Deck condition. Long-term leaks delaminate plywood. Replacement is per sheet; most roofs need none or a few.
- Access. Hillside lots in Fountain Hills and Paradise Valley, tight side yards, and long carries from the truck add labor.
- Season. Summer work means shorter days and slower production, and the crews know it.
How to read a roofing quote
- Does it name the underlayment? Manufacturer and product, and how many layers. "Felt" is not a specification.
- Are valleys, flashings and jacks new, or reused? Reused valley metal under new underlayment is the most common corner cut on a relay.
- Is tile breakage priced per tile, or is there an allowance? Either is fine; a quote that does not mention breakage at all will surprise you later.
- Is deck repair priced per sheet? It should be, with a stated rate, so nobody is negotiating on the roof.
- Is there a permit line? If not, ask why.
- Is there an ROC number on the quote? Arizona requires it. Look it up at azroc.gov.

Is a tile relay really cheaper than a new tile roof?
By about half. A relay reuses your tile, which is the most expensive material on the roof; you are paying for labor, underlayment, flashings and permit. A new tile roof adds $400–$1,000 per square in tile alone plus disposal of the old. If your tile is sound, the relay is the better spend nearly every time.
Why did I get three quotes that are $6,000 apart?
Usually underlayment and flashings. One quote is single-layer felt with the old valley metal reused; another is two-layer SBS with new metal everywhere; the third is somewhere between. All three can call themselves a relay. Ask each contractor to name the underlayment product and say whether the valleys are new, and the quotes will line up.
Do prices go up after a monsoon storm?
Ours do not. Material prices are what they are, and our labor rate does not change with the weather. What does change is the wait: after a big storm the whole Valley is calling at once, and emergency tarping and active leaks come first. Storm-chaser prices are a different matter, which is one more reason to check the ROC number.
