What a Roof Replacement Costs in Scottsdale (2026)

Roof replacement cost in Scottsdale depends on one question before any other: are you replacing the roof, or replacing what is under the tile? The two jobs are a factor of two apart in price and most homeowners with a leaking tile roof only need the second one. This post covers both, with 2026 numbers. They are typical ranges for this market, not a quote — your roof's size, pitch and details set the real figure.

Roofing is priced by the square

A square is 100 square feet of roof surface. A 2,400 square foot single-story home in Scottsdale Ranch with a moderate pitch and overhangs has about 30 to 34 squares of roof; a two-story home of the same floor area has less roof, because the footprint is smaller. Custom homes in Paradise Valley and Troon with multiple levels and deep patios can run 60 to 90 squares. Contractors measure the roof or use aerial measurement, and any quote should state the square count.

What moves the price up or down

Pitch and complexity. A 4:12 hip roof with four penetrations is fast. An 8:12 roof with six valleys, three skylights, two chimneys and a tile-to-foam transition is not, at the same square count. Steep tile also breaks more during a lift.

Tile breakage on a relay. Typical breakage is 5–10% on concrete tile, higher on 1980s clay. Replacement tile is priced per piece; discontinued profiles come from salvage and cost more. A quote should say how breakage is handled.

Underlayment grade. Single-layer 30-pound felt is the cheapest thing that can be called underlayment, and it is what failed on your roof in the first place. Two-layer SBS-modified or a tile-rated synthetic costs more per square and lasts about twice as long here. The quote should name the product.

Flashings and valley metal. New valley metal, headwall and sidewall flashing, pipe jacks and drip edge, or the old ones reused. Reusing 25-year-old valley metal under new underlayment is the most common corner cut in Scottsdale relays and it is invisible from the ground.

Deck repair. Priced per sheet of sheathing, usually $80–$150 installed. Most roofs need none or a few sheets where a leak ran for years. Ask for the rate up front.

Permit. The City of Scottsdale requires one for replacement and for underlayment replacement, with a final inspection. It is a line item, and a quote without it is a question.

Access. Hillside lots in Fountain Hills, tight side yards in Old Town, a long carry from the street in Desert Mountain.

Season. Summer production is slower — crews are off the roof by early afternoon — and some contractors price it in. Foam and coatings have temperature limits and are best done in spring and fall.

Material notes

What a shingle roof gets you in Scottsdale

Architectural shingles are the cheapest replacement and they are the right choice on the shingle roofs of South Scottsdale and the 1960s–70s homes near Old Town, where the HOA (if there is one) allows them. Understand the lifespan: a shingle rated 30 years elsewhere makes 18 to 22 in our UV. Cool-color shingles with higher solar reflectance help the attic temperature and are worth the small premium. Metal and the HOA

Standing-seam metal roofing in Scottsdale is two to three times the cost of shingle, lasts 40 to 50 years, and reflects heat well. On a contemporary rebuild it looks right. The catch is approval: nearly every HOA north of Shea and most of the master-planned communities restrict roof material and color, and a metal roof needs an architectural submittal that can take weeks. Budget the time.

Reading the quotes side by side

Three quotes on the same house that are $6,000 apart are almost never three different prices for the same job. Line them up and check: square count, underlayment product and layers, new or reused flashings, breakage allowance, deck rate, permit, and an ROC license number on the page.
